At the time of execution of the Deed of Trust, this property was reported to have a mailing address of 104 Baltimore St., Mannington, WV 26582.

Parcel No. 2:

All the following described parcel of real estate, and situate in the Burt Addition to the City of Mannington, Mannington City District, Marion County, West Virginia, a map of which said Addition is recorded in the Office of the Clerk of the County Commission of Marion County, West Virginia, in Deed Book No. 75, at page 147. Lot No. Nineteen (19) in Block Fifteen (15) of the Mannington Development Company known as said Burt Addition, reference to which map or plat of said Addition is now made for a more particular description of said real estate. Beginning at a point, corner to Tract "A" and point on line to Hamrick (TM 24 Parcel 87), thence with said Tract "A" for one (1) line N 60° 56' 25" E 204.68 feet to a point, corner to City of Fairmont (No Tax Map Identification), thence with said City of Fairmont (No Tax Map Identification) for one (1) line; N 69° 28' 50" E 20.00 feet to a point, a point on the western Right-of-Way line of E. Grafton Road (Marion County Rt. 310), thence with said E. Grafton Road (Marion County Rt. 310) for one (1) line; S 20° 31' 30" E 95.61 feet to a point, a point of intersection with the northern Right-of-Way line of Stoney Road (Marion County Rt. 31/1), thence with said northern Right-of-Way line of Stoney Road (Marion County Rt. 31/1) for one (1) line; S 48° 41' 25" W 211.81 feet to a point, corner to said Hamrick (TM 24 Parcel 87), thence with said Hamrick (TM 24 Parcel 87) for one (1) line; N 30° 22' 50" W 142.50 feet to the Point of Beginning, containing 25,754.38 Sq. Feet and or 0.591 Acres, more or less, and as shown on an exhibit attached hereto and made part of this description.

AND BEING the same real estate which was conveyed to School House Beginnings LLC, by Deed dated January 17, 2024, from Ebert Properties, LLC, and recorded in the Office of the Clerk of the County Commission of Marion County, West Virginia, in Deed Book 1341, at Page 831.

THE ABOVE DESCRIBED PROPERTY, IN THE SOLE DISCRETION OF THE TRUSTEE, MAY BE OFFERED TOGETHER OR SEPARATELY ON THE DATE OF SALE.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in "AS IS" condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

The proposed changes in rates and charges will become effective November 1, 2024, unless otherwise ordered by the Public Service Commission, and will decrease revenue approximately $38,675,000 annually, a decrease of approximately 25.4%. The average monthly bill for the various classes of customers of MOUNTAINEER GAS COMPANY who purchase their gas from MOUNTAINEER GAS COMPANY will be changed as follows:

The decreases shown are based on averages of all customers in the indicated class. Each class may receive a decrease greater or less than stated here. Individual customers may receive decreases that are greater or less than average. Furthermore, the requested decreased rates and charges are only a proposal and are subject to change (increases or decreases) by the Public Service Commission in its review of this filing.

This filing also contains proposed changes to MOUNTAINEER GAS COMPANY'S rate components for customers that purchase their gas from an alternative supplier/marketer and purchase only transportation services including MDFQ, Storage Balancing Fee, Firm Standby Fee, and Fuel Retention Percentage from MOUNTAINEER GAS COMPANY. These transportation service rates are applicable to customers that voluntarily elect to subscribe to transportation service. The proposed changes to the rate components are as follows:



Any change in rates and charges will not become effective until authorized and approved by the Public Service Commission. If a hearing is conducted, notice will be given of the time and place of hearing.
